It happens to the best of us: You consult, advise, show homes, provide comps, even help with coordinating renovations, and then they work with a different agent when it’s time to transact.
If it hasn’t happened to you, then you’re either brand-new to the industry, or lying! This is one tip you can add to your playbook to ensure your time is protected. In fact, it’s a requirement in my business.
Sure, it can seem like a daunting thing to ask for at first, but having a deep comprehension of why it is important and being able to relay that message to your potential clients will only easier and create peace of mind in the long run.
Now, this isn’t a tactic to trap clients, as most are are cancellable, but is a method to filter out who your motivated clients are. Remember disqualification is just as important as qualification, and you want to focus your time on those who are ready, willing, and able to work with you.
