First development project is nearing completion - just got the demolition permit! Huge milestone ✅ No idea how financing the construction is going to work but I will learn here very soon 🤣 For those who are wondering what I’m talking about - I bought this home in April 2021 with the intention of making use of its high density LR2 zoning. The city said that im able to build up to 8 townhomes here so I’ve been going through the 1.5-2 year development project with the help of @jwarchitects 🙏🏽 After construction is completed, I plan to rent out each of the units and refinance the balance into 30 year fixed or whatever loan makes sense at the time. If my calculations are correct, I should have a good amount of equity and 8 cash flow positive townhomes in a great neighborhood!
