Is a guest looking to cancel their reservation that you’ve agreed to? Make sure you follow these steps to avoid penalties!
Life happens.
As much as we want to abide by our strict cancellation policy 100% of the time, there are situations where we allow for a reservation to be cancelled with a full refund.
We recently polled our followers, and found that less than 50% know how to agree to a cancellation/full refund while also avoiding penalties🤯
If it is outside of your cancellation policy, but you agree to a full refund for your guests, do this:
✨Tell the guest that you agree to a full refund.
✨Let them know that THEY need to contact Airbnb to cancel on their end.
✨ Airbnb will reach out to you via phone or message and ask if you consent to a full refund if the guest cancels.
✨ You agree.
✨ Guest cancels the reservation, Airbnb issues a refund, you do not get a payment.
This is the best way to avoid penalties against your account or superhost status.
To keep superhost status you must maintain a less than 1% cancellation rate each quarter. This means you can only cancel a booking if you host at least 100 stays/quarter😅
There are exceptions to this rule: changes to government travel requirements, declared emergencies, government travel restrictions, military actions, and natural disasters. That’s it.
Other consequences: in your reviews you will receive a “host cancelled this stay” message (not appealing to potential guests), and the algorithm will likely favour a listing that cancels stays a little less.
