It's a magnificent rustic plot with wonderful and free views towards the Bay of Palma, with an ideal slope of the land towards the South and with trees that camouflage the neighborhood houses. But the most interesting item about the project is the starting point: The developer acquired the plot with a building under construction that had been stopped for about 15 years and its state of conservation was very precarious. The configuration of the construction was very compact and dark, with hardly any windows, the interior spaces and its presence in the landscape were unattractive. In spite of It, the promoters tried to take advantage of, at least, the existing built structure. Our feeling was that it would be difficult to bring this project to a good position. The strategy consisted in the reconfiguration of the house: Two volumes are created; A lower volume, in stone, as a socle that extends beyond the built area. This volume gathers a part of the environment incorporating it into the house through patios. At the same time, part of the house is incorporated into the environment, diluting its limits. The concept of a window is dispensed with and, on the ground floor, there are only walls that fold, close and open. The landscape enters the house and becomes part of it and the house is integrated into the landscape. And an upper volume, with the original size, which "upholds" on the lower stone socle. This upper volume was "cleaned" to form a simple and orderly volumetry. The reconfiguration of the staircase was one of the main actions. Initially, it was narrow and chaotic, but the location was maintained to benefit the primal structure, as was the wish of the developer, but we proposed a simple, more functional and elegant staircase. The ladder is always a fundamental element. If it's right, everything comes easier and if it's wrong, nothing comes out. We incorporated an elevator to improve vertical communication. Finally, despite the fact that the starting point was not quite promising and the road has not been easy, in our opinion the house is really decent. . Photos by @jesusgranada Interiorism by @agus_adg
