Block ‘O’ - WST A project that we have not heard any details about since the years 2017-2019 is back on our radar after the spotting of a Soil Rig at the Garrison Parking Lot. According to Water Street Tampa’s website this Block will be part of their upcoming Phase II masterplan. Permits were filed earlier this year for a temporary dog park to be placed in front of the future development block, providing us with the name ‘Block O’. • In 2018 Port Tampa Bay and Strategic Property Partners was said to come close to an agreement on the Garrison Parking Lot where the WST developer would pay $9.86MM for under half an acre of the site over a 10 year span. SPP would also control the remaining 120k-130k Sf through a 40-yr land lease at $517,667 per year. When discussing the importance of the land the developers stated that they could place anywhere from 350-500 residential units on the property. • The original plans for the site called for a +/- 362,000 gross square footage mixed-use development project. Designed by local architecture firm Alfonso Architects whose scope of work included the redevelopment vision for Channelside; residential waterfront retail (Block O), and a new public park on the Riverwalk. We shall wait and see for changes and confirmation!
