A bold new proposal could transform one of West Brickell’s last undeveloped sites into one of Miami’s most densely packed residential towers. Plans submitted to Miami’s Urban Development Review Board outline a 42-story, 1,030-unit tower at 250 SW 7th Street, led by Rockville Hospitality and designed by @beharfont. The project, which would rise 436 feet, represents one of the first Live Local Act developments in West Brickell and the latest evolution of a decade-long vision that has grown from 24 stories to its current scale. Leveraging the Live Local Act’s density allowances, the one-acre site would reach the city’s maximum residential intensity, a level previously unattainable under standard zoning. The tower would feature a mix of microunits, studios, and one- and two-bedroom residences, with nearly 600 microunits proposed within a transit-oriented area. Forty percent of the homes would be designated as affordable housing at 120% of the area median income, while residents would enjoy a full floor of amenities, reduced parking supplemented by extensive bike storage, and improved streetscapes with retail at ground level. While the project is still awaiting full regulatory approval, the cleared site positions it to move quickly into permitting if the plan advances.
